As business owners we should be more mindful of regulations when it comes to planning matters related to our premises.
The most common scenario that we (GETECH) encounter when we seek the evidence required to apply for MOT stations is that the correct planning is not in place on the premises.
It is often because as prospective tenants we find the building we want which is in the perfect location and is the perfect size. Most importantly it is available now to rent from the landlord – You jump in with both feet and why wouldn’t you?
But after opening the business, and sometimes after a number of years, the first and all important expansion project – and if you didn’t start your garage with an MOT bay t,his is the most likely first project you will look to undertake at this time.
The problem is that you need something from the Council OK’ing your proposal to the vehicle inspectorate and during your enquiries to the council you find that your garage premises is listed as a B8 “Storage & Distribution” unit so you start to contemplate being moved on, undoing any work you have undertaken to improve your businesses profile.
But all is not lost and the DON’T PANIC mantra should be applied…
If you think about the above scenario; it seems to be a perfectly natural way for a use to develop over a number of years without the Council’s blessing. In some ways you can be very positive… If there were obvious problems with parking, noise etc. then you would have probably already been visited by the Council’s transport or environmental departments and this situation would have been uncovered at an earlier juncture.
In order to give yourself the best opportunity to gain the approval you seek from the Council you could speak to a company like GETECH who have some experience of these situations and could probably help you get the outcome you want.
